Pat Morrison here with Liberation Home Solutions! We are back with Part 2 of the 2-part video series on How to Sell Your House Fast for Cash in Orange County. This video series outlines our “6 Steps to Freedom” process that we utilize for purchasing houses in Orange County. It is my hope that this series gives you a feel for how easy it is to sell your house fast using Liberation Home Solutions.
In Part 1 of the series, we talked about the first 3 steps in our “6 Steps to Freedom.” Those steps were as follows:
- Make Contact with one another

Lets dive in to the final three steps in our “6 Steps to Freedom!”
Step 4: Open up Escrow
When we make you a written offer, we do it on a “Purchase and Sale Agreement” form. This form outlines the home price that we agree to. The form also outlines the terms of the contract. Standard terms we use are as follows:
- We Pay all Closing Costs – Which means, you will never pay a dime for these.
- We purchase the house “As-Is” which means you won’t have to make any repairs prior to the sale, and we don’t mind cleaning it up if you’d like to just walk a way and “be done”
- You choose the closing date. When is the best time for you to close? Need 2 months to pack up? Need 7 days to avoid a trustee sale? Its completely up to you. You choose!
- No Financing Contingency – We work in cash so you wont have to worry about a financing contingency holding up the sale of your house.
We send that “Purchase and Sale Agreement” Over to 7 C Escrow in San Clemente. 7C Escrow is a full service escrow that who takes care of the rest. You can visit their website here:
The other form we ask for is called a “Statement of Information.” This form contains information about your past residences, employment, etc. We ask for this information so that we can send it off to the Title Company (Old Republic Title, Irvine, CA.) You can visit their website here:
Old Republic will use this information to research the title of the house to uncover any issues attached to the title. This is good, because when the transaction is complete this ensures Freedom from anyone who might have a claim or lien on your house. If there are any issues with the title, we will work together with Old Republic to help resolve those issues.
We work together with you, Title, and Escrow to complete the transaction. Escrow works as an independent third party that ensures that the terms of the purchase and sale agreement are carried out in the manner we agreed to. For our part, we wire funds to the Escrow account. Based on the Title Report, Escrow will pay off your primary mortgage and any other liens on your house. The difference goes into your pocket after closing.
Step 5: Closing
The Escrow company will send out a mobile notary with documentation that, once signed, signifies the completion of the sale process. Unfortunately, in California, remote notarization is currently not legal. This means that you will have to sign the documents in the presence of an actual notary. That being said, the mobile notaries are “Covid Conscious” which means they will wear a mask and gloves, utilize sanitized pens, and exercise a “touch free” signing experience. They will meet you anywhere at virtually anytime. Need to meet a 9:30 pm in a driveway? We just did that a few weeks ago!
Step 6: Freedom!
With the completion of the transaction, you get to experience freedom, Freedom to pursue what is good in your life, Freedom to move forward without the burden, the stress, or the hassle of the real estate problem holding you back. What will you choose to do with your freedom?
